AUSTIN, TEXAS

Located at the convergence of Lady Bird Lake and the Rainey Street Historic District, 44 East Ave is a high-rise residential landscape shaped by Austin’s waterfront edge and an active urban context.

The tower footprint responds to the preservation of multiple heritage trees, allowing the ground plane to open into a garden-like plaza at street level. Planting and natural materials extend the character of the adjacent park into the site, strengthening continuity between the Trail, the lakefront, and the building. A reflecting basin supplied with harvested rainwater introduces a water element that reinforces the project’s relationship to Lady Bird Lake and the hike and bike trail.

Above, an 11th-floor amenity terrace organizes outdoor living around expansive lake views. A circular "cenote" pool and limestone paving reference Central Texas geology, while outdoor kitchens, dining areas, flexible lawns, shaded seating, and dog runs support a range of daily use. Planting and material selections are calibrated for durability and long-term performance in an on-structure environment.
