Broadway East San Antonio (BESA)

Broadway East San Antonio (BESA) is envisioned as a major urban district that extends the vibrancy of the Pearl into the city’s core. Spanning 15 acres across four blocks, the project represents a rare opportunity to shape a contiguous piece of the urban fabric with new public spaces, pedestrian connections, and civic amenities. Developed through a collaborative design process with Kohn Pedersen Fox (KPF) and Ford, Powell & Carson (FPC), the project reflects a shared vision for an active, connected district that strengthens the city’s public life.

From a landscape perspective, BESA prioritizes walkability, shade, and outdoor gathering areas that stitch the development into surrounding neighborhoods while supporting retail, cultural, and community activity. The landscape design builds on San Antonio’s local identity, integrating native and adaptive planting, generous tree canopy, and clear pedestrian linkages to create a cohesive and resilient framework for daily life.

Streets and open spaces are organized to promote accessibility and inclusion, connecting residents and visitors to an evolving network of civic and cultural destinations. Through this approach, BESA reinforces the relationship between landscape and city, shaping an experience that feels authentically rooted in place.
