Just south of Lady Bird Lake and overlooking Austin’s treasured Auditorium Shores, this office tower thoughtfully responds to its surroundings to transform an underutilized, triangular site into a sustainable standard for adjacent future development. Located within the floodplain, the management of water is critical in the project. With the ground floor lifted well above street level, the creation of vegetated slopes and extensive rain gardens serve to slow and treat stormwater from within the site as well as the adjacent streets. All A/C condensate and roof rain water is captured and stored for reuse in irrigation, allowing for roof terraces that provide social spaces set within lush oases. The terrace’s diverse planting, investment in trees, warm material palette, and emphasis on detail create an alluring escape from the urban environment.
